What we are working with.
A Nakheel community of three, four and five-bedroom villas across 12 districts and 380 hectares. Launched in 2006 and revived in 2011, with first handovers in 2012 and completion in 2013.
Thirteen years is the first renovation cycle. Not old enough to need taking back to shell, old enough that the kitchen, the bathrooms and every surface are showing it. Most Jumeirah Park projects sit between a refresh and a full renovation, which is exactly where a written scope earns its keep. We price the work before we start and we do not move the number afterwards.

Seamless hand-applied cement at 2 to 3mm, with no joints and no grout lines. For feature walls, floors, wet rooms and staircases.

A breathable mineral finish with soft, cloudy depth that shifts as the light moves through the day. Built up in thin coats by hand, for feature walls and whole rooms.

- On the numbers, usually yes. The building is sound, so the spend goes into kitchens, bathrooms and finishes rather than structure, which is the part buyers and tenants actually see.
- Do you work on the larger plots and extensions?
- We renovate and finish. Where a project needs a structural extension we will tell you at the visit rather than take it on and learn on your house.
- What is the guarantee?
- Twelve months on our workmanship, on every project. Every visit is logged, photographed and signed off, and the record stays with the property.
